Manage Details from Contract Negotiations to Closing
There
are many details that need to be handled to arrive at a successful
closing of your house. If you have a Buyer but do not know
how to fill out the contracts and aren't sure which ones to use for
what, and which ones are required by law, then this is the perfect

Once
you have identified a legitimate buyer for your
home, all you have to do is contact us and
we will take care of all the details for you regarding filling out all
of the right forms pertinent to your situation and conduct negotiations
for you.
Here is a list of just of a
few of the things that will be managed for you.

discuss all contingencies, conditions and the net proceeds
relevant to your offer and will make recommendations.

When necessary,
we will prepare and present a counter offer detailing specific terms
which are acceptable to you.

will disclose to you the buyer’s qualifying ratios and
capability of qualifying for the loan outlined in the purchase contract.

We will use our
negotiating skills to get you the best price and terms possible.

We always
recommend that you get a pre-approval letter from a lender
before we take your house off of the market.

Once
your home is under contract, we will monitor and insure the performance
of both purchaser and seller of any conditions and dates prescribed in
the contract.

We will
represent you for the buyer's home inspection concerns and
follow-through on all negotiations.

We will order all title work
and CC&Rs (Conditions, Covenants, &
Restrictions) and make sure the Title Company Representative has all the information needed. We will also coordinate
any lender functions and make sure dates are being met.

We will
make sure that a pay-off statement is ordered on your existing
loan(s) so that your loan(s) can be paid off in full, at the time of
closing. Typically, this has to be handled one to two
weeks in advance of the closing
date.

We will make sure the buyer's
Appraiser is aware of the special features of your
property and make sure that he/she has the best Comparable Sales
information in his/her hands.

From the time you accept an offer until
closing, numerous details must be taken care of promptly. We have developed a
checklist to let you know that every detail is taken care of
in a timely manner.

We will administer the preparation of the
closing documents and attend the closing with you to review all of the
documents for accuracy. After
the transaction is concluded, we will keep a complete file of
all documents for ready reference for years to come.
There are literally dozens of things that can cause
a real estate transaction to fall apart.
If the seller or real estate agent is
not experienced in having closed hundreds of transactions, and having
the hands-on experience in this area, this could cause a fall out at
